加國地產市場趨緩房價近十年來首次下跌

（星星生活報記者依卡報道）目前全加掛牌房屋量一直處于歷史最高點﹐但加拿大的住房價格在六月份下跌﹐這也是1999年一月份以來近十年首次下跌。(newstarnet.com)
加拿大房地產協會(Canadian Real Estate Association﹐簡稱CREA)稱﹐在剛過去的六月份﹐加拿大住房平均售價下跌0.4%﹐達到$341,096一套﹐而去年同期則是$342,615。(newstarnet.com)
在全加25個主要房屋市場中﹐卡爾加裡､埃德蒙頓､維多利亞和溫莎及雅斯郡（Windsor-Essex）的住房平均售價在年度計算中（跟去年同期相比）均有下降。其中埃德蒙頓下跌幅度最大﹐為2.6%﹐而溫莎及雅斯郡最小﹐為0.5%。(newstarnet.com)
蒙特利爾銀行資本市場副首席經濟學家波特（Douglas Porter）在上個月曾預測﹐加拿大住房市場價格下跌的可能性在增大。但是大部分的分析人士則認為加國房價將會繼續持續輕微上漲。(newstarnet.com)
波特上個月表示﹐他“不安”的注意到﹐盡管美加兩國地產市場有諸多不同﹐但加國的住房市場發展似乎跟兩年前的美國一樣。波特表示他一直在跟蹤和注意“中間城市”的房價﹐比如多倫多､蒙特利爾和溫哥華﹐這些依然擁有相當強勁的經濟基礎﹐但商品通膨未造成嚴重影響的城市。(newstarnet.com)
這些城市的房價在年度統計中﹐多倫多6月份的平均房價比去年6月上漲3.7%﹐蒙特利爾則是4%﹐而渥太華更高達6.8%.(newstarnet.com)
加拿大房地產協會主席林德伯格（Calvin Lindberg）則表示﹐加拿大房地產市場跟美國並不同﹐他在一份聲明中指出﹐依照Case-Shiller全美房價指數（Case-Shiller Home Price Index）﹐在今年首季度中美國住房平均價格下跌14.1%。(newstarnet.com)
同時﹐根據地產協會系統“綜合列銷服務”（Multiple Listing Service﹐MLS）的統計﹐今年上半年全加待售房屋量達到332,958套﹐比去年同期上漲8.1%。(newstarnet.com)
加拿大地產協會表示﹐多倫多､溫哥華､渥太華､雷吉納以及薩斯卡通過去三個月新掛牌房屋量一直處于記錄或瀕臨記錄﹐地產市場紅火的埃德蒙頓和卡爾加裡則自三月份以來持續有所下降。(newstarnet.com)
今年上半年﹐全加的主要市場中﹐房屋銷售量比去年同期下降了13.3%至169,265套。其中溫哥華銳減﹐今年6月份跟去年同期比下跌了42.9%﹐而雷吉納和薩斯卡通的下跌也超過30%。地產協會表示﹐溫哥華､雷吉納和薩斯卡通這些轉售房屋增加﹐但銷售緩慢﹐預示著房屋市場更加“平衡”。(newstarnet.com)
加拿大房地產協會首席經濟學家克隆普(Gregory Klump)表示﹐各大主要城市的轉售房屋市場日趨穩定﹐去年狂熱的房屋銷售開始淡化﹐所以購房者在買房前可以更好地多家觀望。他並預計﹐隨著銷售量的繼續疲軟以及新掛牌房屋量的增加﹐今年下半年房價增幅將趨于緩和。(newstarnet.com)
