加国地产市场趋缓房价近十年来首次下跌

（星星生活报记者依卡报道）目前全加挂牌房屋量一直处于历史最高点，但加拿大的住房价格在六月份下跌，这也是1999年一月份以来近十年首次下跌。(newstarnet.com)
加拿大房地产协会(Canadian Real Estate Association，简称CREA)称，在刚过去的六月份，加拿大住房平均售价下跌0.4%，达到$341,096一套，而去年同期则是$342,615。(newstarnet.com)
在全加25个主要房屋市场中，卡尔加里、埃德蒙顿、维多利亚和温莎及雅斯郡（Windsor-Essex）的住房平均售价在年度计算中（跟去年同期相比）均有下降。其中埃德蒙顿下跌幅度最大，为2.6%，而温莎及雅斯郡最小，为0.5%。(newstarnet.com)
蒙特利尔银行资本市场副首席经济学家波特（Douglas Porter）在上个月曾预测，加拿大住房市场价格下跌的可能性在增大。但是大部分的分析人士则认为加国房价将会继续持续轻微上涨。(newstarnet.com)
波特上个月表示，他“不安”的注意到，尽管美加两国地产市场有诸多不同，但加国的住房市场发展似乎跟两年前的美国一样。波特表示他一直在跟踪和注意“中间城市”的房价，比如多伦多、蒙特利尔和温哥华，这些依然拥有相当强劲的经济基础，但商品通膨未造成严重影响的城市。(newstarnet.com)

加拿大房地产协会主席林德伯格（Calvin Lindberg）则表示，加拿大房地产市场跟美国并不同，他在一份声明中指出，依照Case-Shiller全美房价指数（Case-Shiller Home Price Index），在今年首季度中美国住房平均价格下跌14.1%。(newstarnet.com)
同时，根据地产协会系统“综合列销服务”（Multiple Listing Service，MLS）的统计，今年上半年全加待售房屋量达到332,958套，比去年同期上涨8.1%。(newstarnet.com)
加拿大地产协会表示，多伦多、温哥华、渥太华、雷吉纳以及萨斯卡通过去三个月新挂牌房屋量一直处于记录或濒临记录，地产市场红火的埃德蒙顿和卡尔加里则自三月份以来持续有所下降。(newstarnet.com)
今年上半年，全加的主要市场中，房屋销售量比去年同期下降了13.3%至169,265套。其中温哥华锐减，今年6月份跟去年同期比下跌了42.9%，而雷吉纳和萨斯卡通的下跌也超过30%。地产协会表示，温哥华、雷吉纳和萨斯卡通这些转售房屋增加，但销售缓慢，预示着房屋市场更加“平衡”。(newstarnet.com)
加拿大房地产协会首席经济学家克隆普(Gregory Klump)表示，各大主要城市的转售房屋市场日趋稳定，去年狂热的房屋销售开始淡化，所以购房者在买房前可以更好地多家观望。他并预计，随着销售量的继续疲软以及新挂牌房屋量的增加，今年下半年房价增幅将趋于缓和。(newstarnet.com)
